We inspect the entire ROOF. We check the shingles, flashing and gutters for any damage or discrepancies We go inside the entire ATTIC, Checking for roof leaks. We also check the framing and the depth of the insulation We check the entire ELECTRICAL SYSTEM, including opening up the main electrical panel. We look for Hot Spots, doubled up breakers, the right types of wires. We make sure all accessible outlets are properly grounded, and test for reverse polarity. We check all of the kitchen APPLIANCES that stay with the home to ensure proper working order. We check the HEATING AND A/C and show you where to change the furnace filter. We check all the PLUMBING at the fixtures and under the home for leaks and proper drainage. We check the BASEMENT or CRAWLSPACE areas for proper framing. We look specifically for any water or termite damage. We check the FOUNDATION wall, inside and out for settlement cracks. We check the outside GRADE and make sure water is not being funneled under the home. We check all EXTERIOR SURFACES for water damage.   If there is a SEPTIC TANK, we check the drainfield and make sure water is not bubbling to the surface and is otherwise functioning as intended.   The inspection takes approximately 2-3 hours (MORE FOR OLDER HOMES) and we like for you to be there if you can. You will learn much more that way and we can show you where your cut-offs are and point out things that may save you money and problems in the future.
